Our Approach
Leverage industry relationships & experience
We focus on off-market land development sites (100+ units) in Qualified Census Tracts (QCT) or Difficult Development Areas (DDA) and high-resource areas, which provide a 30% boost to tax-credit equity basis and strengthen scoring to help unlock tax-exempt bonds.
Minimize entitlement risk
We focus on by-right multifamily sites and maximize state density-bonus law: up to 80% density by right near major transit, up to four concessions plus unlimited waivers, and bills like AB 2011 and SB 6 to unlock by-right affordable housing on commercially zoned sites.
Structure favorable agreements
We enter long-term purchase and sale agreements (12–24 months) to allow time for entitlements and financing, aiming to close land directly into construction loans, and we form public-private partnerships with cities, counties, transit districts, and educational and religious institutions to create lower-risk opportunities.
Create significant upside
We create "land lift" by unlocking development sites and subsidies in markets sought by affordable housing developers, and we partner with homebuilders to control sites at a near-zero land basis.
New Construction
Ground-up affordable and workforce communities, typically 100+ units, sited in high-resource locations with by-right or low-risk entitlement paths.
Acquisition-Rehab
Acquiring and renovating existing communities, including naturally occurring affordable housing, to preserve long-term affordability for current residents.
Public-Private Partnerships
Structuring deals with cities, counties, transit districts, school districts, and religious and educational institutions to unlock sites.
Mixed Use & Master Plans
Pairing affordable housing with for-sale lots, market-rate, or commercial components to make complex sites feasible.

Jatin Malhotra
More than a decade structuring and financing affordable housing, now building a firm around it.
Jatin has 12+ years of specialized experience in affordable housing acquisitions, development, and financing, and has led the acquisition and/or financing of 36 projects totaling 7,912 units. He was formerly the acquisitions lead at USA Properties Fund, one of the nation's largest affordable housing developers, and helped launch Cypress Equity Investments' affordable housing platform, reaching 7 projects and 1,728 units in a single year.
His deal execution spans California, with expansion into Nevada, Oregon, and Washington, and relationships across brokers, developers, municipalities, lenders, general contractors, property managers, and investors.
